Last March I booked a studio in central London for a furniture shoot. Gorgeous space. North-facing windows, proper daylight, 4m ceiling. On paper it was perfect.

The lift was 1.1m deep. The sofa we needed to shoot — a three-seater Camerich — was 2.1m long.

We spent forty minutes angling it up the fire stairs. Scuffed the upholstery. The stylist almost cried. The client rebilled me for a dry clean. And it could've been avoided if the listing had said "lift depth: 1.1m" instead of "goods lift access" which is technically true and practically useless.

So. Let's talk about load-in. It's the thing I now care about more than any other single studio spec. Here's what the jargon actually means, what to ask, and what to walk away from.

Drive-in: the actual definition

Drive-in studios are ones where you can bring a vehicle into the space itself. Not to the door. Into. The big roller shutter goes up, you drive in, you unload next to where you're shooting, you drive back out. Or you leave the van in there and use it as a wardrobe wagon for the day.

Proper drive-in studios are rarer than listings suggest. Real ones are mostly clustered in Park Royal, Tottenham, and out along the A40 in Acton. A few in Ancoats in Manchester. Handful in the Ridley Road arches in Dalston but only for small transits. A Luton van is the line for most of them. Artic access is a whole different universe and usually means you're in Silverstone or the outskirts of Slough.

If you see "drive-in access" on a London listing and the shutter is less than 2.5m high by 2.8m wide, it's not drive-in. It's a large double door. Ask for the shutter dimensions before you pay a deposit. Should be a two-minute reply from the owner.

Why it matters more than you think

Three scenarios where drive-in transforms the day:

Car shoots. Obvious one. You need to get the car in. If the studio has a cyc and you can't physically drive the car onto the cyc, you're going to be pushing a Porsche across an infinity floor with four sweaty runners. It happens. Don't let it happen to you.

Furniture, homewares, large product. Big pieces need to come in wrapped and leave wrapped. Anything unwrapped outside the studio risks a ding, a scuff, or rain. A drive-in means the piece is in the shooting space before the plastic comes off.

Fashion campaigns with full production. Wardrobe trucks, generator trailers, set-build lumber — all of this gets ugly fast if you have to unload on the pavement and trolley it in. With drive-in, the trucks can park inside and the stylist isn't racing a traffic warden.

Mobile-access — not the same thing

Some listings use "mobile access" or "accessible" to mean drive-in. They don't mean the same thing. Properly, "mobile access" means the space is accessible by someone with mobility needs — step-free, accessible loo, corridor widths that take a wheelchair.

Both are good things. But they're different. When I'm booking, I check:

Step-free from the pavement to the shooting floor (not the reception).
Door widths in cm, not "wide enough."
Turning radius in corridors — this is where crews with dolly cases struggle.
Accessible toilet, if crew or talent need it.

Most London studios built pre-1990 and converted from light-industrial space are step-free by accident, because they had freight purposes. Converted Victorian buildings almost never are. Converted Georgian townhouses — forget it.

Loading bays and their myths

Listings will often boast a "private loading bay." Sometimes this is true. Sometimes it's a council-owned loading bay outside the building that you share with eight other tenants, the postie, and a rotation of delivery vans.

Questions worth asking before you book:

Is the loading bay private or shared? If shared, how many other tenants use it?
Does the studio's booking include guaranteed use of the bay during your slot, or is it first-come?
What's the council loading restriction? Many London bays are loading-only 8am to 6pm, no overnight.
Are there height barriers before the bay? Luton vans live at 3m. Some barriers are 2.1m.
Is there CCTV? Because if you're leaving kit in the van between shots, you care.

A studio I liked in Bermondsey has a brilliant private bay, CCTV, 3.5m height, and a two-door roller shutter straight into a freight lift. Another one I nearly booked in Peckham claimed "loading bay access" and what they meant was you could park in the bus stop outside for ten minutes while you sprinted boxes in. These are not the same thing.

Lifts and their dimensions

If your space isn't on the ground floor, lift dimensions are non-negotiable. What you need to know, in order of importance:

Internal depth. The dimension front-to-back inside the lift car. This is almost always the limiting factor. If it's less than 1.8m, anything longer than that has to come up the stairs. Sofas, dining tables, scenic flats, tall light stands at full extension — all of these live at 1.8m-plus.

Internal width. Matters less but does matter for wide kit. Big flight cases sit at around 1.1m wide.

Internal height. Usually fine, occasionally the thing that catches you out if you're moving scenic flats on end.

Load capacity. Quoted in kg. Grip kit is dense — a loaded Matthews combo stand is 18kg, a full C-stand with knuckle and arm is 20kg. Stack three of those plus a genny and you're over 200kg quickly. Lifts quote 500kg to 1000kg typically; what matters is whether the studio has ever actually tested it with a proper load.

Door width. Separate from internal dimensions. A lift can be deep inside and still have an awkward 900mm door that eats half your useful depth.

Don't trust the words "goods lift" without getting numbers. I've been in "goods lifts" that were glorified dumbwaiters. Ask for every dimension in cm. Any owner who won't give you them is telling you something about how much they care.

Parking — the hidden kit-day killer

Most studio bookings don't come with parking. That's your problem to solve. And in zones 1-2 London, it's a proper problem.

Checklist for parking before you book:

Is there a council pay-and-display nearby, and what's the daily cap? Hackney's is about £18 a day in most zones; Westminster regularly £25+.
Is there a secure car park within 400m? Some bookings become unworkable if crew cars have to park three streets away.
ULEZ, CCZ or LEZ — any of these kicking in? Factor the charges into the day rate. A diesel van into CCZ adds £27.50 a day which nobody budgets for.
Any Sunday restrictions being relaxed that your booking might fall on? Worth checking.

My rule: if the studio can't tell me where to park, they don't really know their own building. That's a flag for other things too.

Kit trolleys and corridor width

Dead simple. A Pelican 1650 case is 800mm wide. A double-width flight case is 1200mm. Standard grip trolleys roll at 700–900mm. So any corridor narrower than about 1m is going to cause grief.

More important than width: corridor turns. A 1m corridor with a 90-degree turn into a narrower door is where you get stuck. A straight 900mm corridor is fine; an 1100mm one with a tight corner is hell.

Ask: "Can I get a Pelican 1650 flight case from the street to the shooting floor without lifting or going up stairs?" If the owner hesitates, the answer is no.

The hire van question

One of the things no one mentions: if you're hiring a van for the day — and a lot of us do, Enterprise and Europcar in Acton both do short Luton rentals from about £95/day — you need to know where to return it. If the studio's loading bay is restricted to 4pm and your van is due back by 6pm to avoid a second-day charge, that's a logistics problem worth solving before you arrive, not on the day.

I've had days where I could unload fast enough, but couldn't get the van out of the bay before traffic wardens arrived. Result: a £65 PCN and a stressy afternoon. Ask the studio what their loading etiquette is.

A quick checklist — print this out

Before you book a studio for any shoot bigger than a jewellery day, get these in writing from the owner:

Is the studio drive-in, and if so, what are the shutter dimensions?
If not drive-in, lift internal W x D x H and door width, in cm.
Nearest loading bay and whether it's private or shared.
Corridor widths and any turning points.
Step-free from kerb to shoot floor: yes or no.
Parking options and any congestion/ULEZ charges.
Freight lift or passenger lift — freight if you have a choice.

A good studio owner answers all seven in one reply. An uncertain one tells you "come take a look." That second answer is fine for a small shoot. For a car, fashion campaign or furniture day, go look.

Studios that get it right

Without naming names — because studios move and change and I don't want this aging badly — the pattern among the good ones in the UK is the same. They're usually in former industrial buildings. Built as loading facilities. Converted rather than constructed. Park Royal is full of these. Tottenham Hale is catching up. Ancoats and New Islington in Manchester have a cluster that rival anything in London.

The new-build "creative hubs" being sold to investors for £4k/sqm? Those are gorgeous to shoot in, but check the load-in. Often they're designed by architects who've never moved a set of C-stands in their lives. You can tell.
