I booked the wrong studio for a film job in Bermondsey last autumn. Everything looked fine on paper — 600 square feet, north light, 4m ceilings, ticked every box. What the listing didn't mention was a loading door that fit a standard estate car but not a camera van with the partition up. We spent ninety minutes unloading kit on double yellows while a warden circled.

Film studio hire in London is a different problem from photography studio hire. The checklist is longer, the margins for error are smaller, and the East London postcode belt between E1 and E20 has quietly become the most efficient corridor for commercial production work. Here's what I've worked out booking across it in 2026.

Why East London, specifically

Park Royal gets all the attention because of volume. Wide access roads, loading docks built for HGVs, a few stages that genuinely fit a mid-sized set. But Park Royal is also 45 minutes from anywhere on a bad morning — and some clients won't sanction that travel time for a 7am crew call.

The E-postcode belt — roughly Hackney Wick, Bow, Stratford, Leyton, Poplar — gives you something different. Industrial architecture, high ceilings (3.5m to 5m in the converted warehouses), and proximity to Overground links that matter when you're calling in freelance operators from across London. Sugar House Island in E15 has studios that have been there long enough to be trusted. The Hackney Wick cluster around the canal is messier — spaces in old light-industrial units that haven't been renovated into lifestyle studios yet. And the loading infrastructure is often better there, because the buildings were actually built to receive deliveries.

Average rates run around £70 per hour for East London film-spec spaces. That sounds fine until you add the four-hour minimum, the 3-phase power supplement, and weekend surcharges. On a full day you're looking at £500–900 before kit rental. It adds up faster than the hourly number suggests.

The loading bay question — ask it first

Before the lighting, before the power, before the ceiling height. The loading bay either works or it costs you an hour on the first morning. A proper loading door for a film crew needs to be at minimum 3m wide, ideally 3.5m, with a clear floor-to-top opening and no sill. Double doors are fine. Roll-up shutters are fine. Hinged doors that only open 2m are not.

And it has to be accessible without a pavement permit. I've booked spaces where the only way in was to double-park on a yellow line and move fast. That works at 5:30am on a quiet industrial estate in Leyton. It doesn't work at 8am on a residential Hackney street where the wardens clock on early and know every camera crew by name.

Step height is the other thing nobody lists. A 50mm step between loading door and studio floor is irrelevant if you're carrying bags. It matters a lot when you've got C-stand trolleys, modular set pieces, or anything on wheels. Most studio managers know the step height. They just don't volunteer it unless you ask directly. Ask.

Power: what the numbers mean

A 13A ring main gets you through a photography shoot most of the time. Film is different. An Aputure 600d Pro draws 720W at peak. The Arri SkyPanel S60-C pulls 420W nominal. Two 600d Pros and a couple of SkyPanels with a monitor array and you're at 3,000W before the coffee machine or the make-up artist's dryer. That's close to a full 13A ring main already — and you haven't added the camera assistant's MacBook and twin monitors yet.

So 32A single-phase is the minimum for anything with a real lighting budget. 3-phase 100A is what commercial productions need when they're running multiple heads, a dimmer board, and a full grip truck's output. Most East London studios advertise power, but the spec ranges widely from "we have a 32A socket on the back wall somewhere" to a proper 3-phase supply with multiple takeoff points.

Ask for the distribution board spec, not just the socket count. A single 3-phase outlet isn't the same as a stage with a dimmer rack and four takeoff positions around the space. The difference in practice is whether your gaffer is running 40m of cable across the floor all day — which creates a trip hazard on a shooting floor — or dropping a dimmer where the rig actually needs it.

Ceiling height for film work

The standard 3m photography studio ceiling is workable for most stills. Film is harder. You need clearance for a boom pole above frame on a close-up. You need space to rig practicals without them entering a mid-shot. And if there's a set build, you need height so that a small jib or Technocrane doesn't clip the roof on the up move.

For interview or content work, 3m is fine. Anything with a set build needs 3.5m minimum. A car commercial or large-scale brand piece needs 4.5m or you start compromising the shot list before the crew's arrived. The converted East London warehouses often clear 4–5m at the apex, which is why they're still the go-to for mid-budget commercial work in this city.

But check where the apex sits relative to the shooting floor. I've been in warehouses with a beautiful 5m ridge beam that drops to 3.2m at the walls. If your set is centred, perfect. If the art director decides at 3pm they want a wide shot from the corner — which they will — you're on a ladder negotiating with the electrics.

Rates I've seen in 2026

Film studio, East London, 8-hour day, 3-phase power, loading bay, no kit: £450–950 depending on space and condition. The midpoint is around £650 for a maintained 350–500 sqft white-walled space. Add a cyclorama and you're at £750–1,100 per day. Add a permanent kit package — lights on stands, grip — and it climbs again.

I usually work out whether the studio's kit supplement beats hiring a van of grip separately. For anything under £3k production cost, I bring my own most of the time. Studio kit is rarely exactly what I'd spec, and paying for lights I wouldn't choose doesn't make sense. A Profoto B10 Plus at 500Ws is a fine portrait light; it's less useful when you need to punch through a large window frame on a set build.

Weekend rates in East London run 10–20% above weekday. Less painful than central London studios where I've seen 25–35% Saturday premiums. And the industrial-conversion spaces here don't usually operate the same Saturday overtime cliff that some polished West End rooms do — where the rate resets at a much higher number the moment you go past 6pm.

Platform vs direct for film bookings

Peerspace charges guests 10–15% on top of the booking subtotal. For a one-off booking where you're uncertain about the space and want the platform's dispute process, that's defensible. On any booking over £500 — or a studio you're returning to — the maths tips clearly toward direct.

Giggster takes 19% from the host payout. Hosts on Giggster inflate their listed rates to compensate, and you end up paying an effective 22–25% over the direct rate anyway. I use Giggster and Peerspace for discovery — finding spaces I hadn't heard of — and then contact the studio directly and ask about direct booking terms.

Most managers are happy to do it. They lose the platform fee, get paid faster, and generally prefer known production companies over random platform bookers. First-time bookers are the exception; most studios want the platform buffer until they've seen how a crew operates. Once you've been in once, ask.

The fifteen questions I send before viewing

One page. I email it before I waste thirty minutes on a viewing that tells me the loading door is wrong:

Loading door clear width and whether there's a step or sill at the threshold
Power: single or 3-phase, total amperage, number of takeoff points across the space
Ceiling height at the shooting floor centre, at the walls, and at apex if it varies
Floor surface — concrete, painted, or floating (matters for wheeled kit and camera tracking)
Hardwired ethernet, not just Wi-Fi, for tethering and monitor feeds on longer shoots
Parking: loading bay access, nearest yellow line, closest NCP or permit zone
After-hours access — wrap time, who holds keys, security code process
Climate control — heating in winter is non-negotiable for talent and camera batteries
Separate changing room or green room space
Studio contact on shoot day, with a direct number, not the booking email

That last one catches more problems than any of the others. Knowing you can call one person at 6:30am who actually has the keys is the difference between a smooth start and a cold car park.

Where to look first

For East London film studios, I start with a direct search rather than a platform. A lot of the Hackney Wick and Bow spaces are on Peerspace only because they don't have the SEO budget for a strong website — but the direct rate is there if you call and ask. A conversation beats a booking form most of the time.

For film-spec spaces with serious power and proper loading in West London, Park Royal is still the right call for anything over £5k production budget. The Silvertown area in E16 is worth knowing about for productions that need virtual production LED wall infrastructure — different use case, but the loading access and power supply are proper stage spec.

One thing I've stopped doing: booking blind. I view everything now. It costs thirty minutes and it has saved me from two ceiling-height lies, one outdoor loading arrangement in winter rain, and a studio that forgot to mention the metalwork shop next door opens at 7am. A viewing is always worth it.
