Here's an uncomfortable thing. I've been shooting in rented studios for about nine years. And most of the listings I scroll through before booking look terrible. Not bad-but-honest terrible — I mean self-sabotage terrible. Wonky verticals. A single photo taken at 3pm with the overheads on full blast. Cyc corners full of C-stand boxes and a half-drunk coffee. One shot from the door. Done.

If you own a studio, your listing photos aren't marketing. They're the product page. That's the hour of work that either fills your Tuesdays or doesn't. And yet owners will drop £4k on a scissor lift and then hand a mate £150 to "pop round and take a few snaps."

Right. Let me walk you through what actually makes bookers hit enquire — and what sends us scrolling past.

What the booker is really looking for

When I'm booking a studio, I'm not buying a room. I'm buying certainty. I need to know — before I put a £1,200 deposit down — that my shoot can actually happen in there. That means answering four questions in the first five photos:

Will my lights, stands and modifiers physically fit?
Is the ceiling high enough and the floor wide enough for the shot I've been booked to deliver?
Is the natural light what the listing claims it is, at the time of day I'll be shooting?
Can I load in without a panic — kit van, trolley, lift or stairs?

Fail any of those and I'll book someone else. Even if your studio is objectively better. Because I don't have time to message you and wait for a reply while my client's on the phone asking which studio we've locked in.

The hero shot isn't what you think

Most owners think the hero shot — the big photo at the top of the listing — should be the "wow" image. The one that makes the studio look biggest. Fish-eye, low angle, every light turned on, cyc glowing, the works.

Wrong. That shot screams distorted. And experienced bookers know it. When I see a 14mm wide-angle on a cyc studio listing, I assume the actual space is about 60% as big as it looks. I'm right more often than not.

The shot that actually converts is dull. It's a 35mm or 50mm equivalent, shot from waist height roughly where a camera op would stand during a real shoot, with the lights off and the daylight doing the work. Honest. Proportional. Boring, in the best way. A booker looks at that and thinks "yeah, I can shoot the Nike brief in there." Which is the thought you want them having.

Shot list — what to actually capture

If I owned a studio, here's the shot list I'd give the photographer. In this order:

1. The honest hero. Studio empty. One light turned on — the key daylight source, if you've got one. Shot at 35mm equivalent, tripod at 1.3m, pointing at the cyc or main shooting area from roughly the entry point. Edit gently. Don't crush the blacks trying to make the cyc look whiter than it is.

2. The ceiling shot. Camera on the floor pointing up. Shows rig height, any beams, the lighting trusses, the eye bolts if you've got them. This is gold for anyone shooting cars, fashion with high arms up, or any overhead product flats. Ninety percent of listings don't have this. Include it and you're already ahead.

3. The floor. Close shot of the floor surface — cyc curve, seamless paper remnants if any, the condition of the cove. If your cyc floor has scuff marks and scratches, show it anyway. Because if I turn up expecting Instagram-perfect and find six weeks of footprints, I'm going to be livid — and leave a review that costs you ten bookings.

4. The power situation. Photograph of the distribution board with the breakers labelled. A shot of the wall sockets around the perimeter. If you've got 32-amp commando sockets, show them. If you've got 100-amp 3-phase at the wall, that's a selling point — most bookers for big jobs need to know that before they even message you. Put it in the listing.

5. Load-in. The pavement outside the door, with the door open. The lift, if there is one — show the dimensions. If I'm rolling in a wardrobe rack and four Pelican cases on a trolley, I need to know the lift is bigger than 1.2m deep. If it's not, tell me. I'd rather know.

6. Prep area. The kitchenette, the makeup bench, the prop shelves, the green room. Where does the client sit between takes? Where does MUA do the retouch? Honest photos. With the kettle in shot. Not a staged flatlay of artisanal coffee beans.

7. The windows. One photo per window, mid-morning. Shows orientation and any external obstruction (the wall of the building next door, the council bins, whatever). If your windows face north and the listing claims "bright daylight all day" — prove it. Shoot at 9am, 1pm and 4pm in winter, and put all three photos side by side. That sells a daylight studio harder than any stock phrase.

8. The kit. If you have included equipment — Profoto B10X Plus heads, Aputure 600d Pros, a set of C-stands, Matthews flags, whatever — photograph them in the case they live in. Not laid out like a Boxing Day sale flyer. In the bloody case, with the label on it. That tells me you look after the gear.

Lighting the photos themselves

This is where most listings die. Owners light their studio photos the way they'd shoot a fashion editorial. Softbox, fill, rim, cyc wash. Everything glowing.

Don't. You're not selling a mood. You're documenting a space. Use flat, even light. Daylight is best if you've got it. If you don't, a couple of 4x4 diffusion panels with a single hard light bounced into the ceiling will do. White-balance properly — grey card, not guesswork — and get the verticals straight. A shift lens helps but isn't essential; pano-stitching from a levelled tripod is free.

One thing almost no listing does: shoot a photo during a real shoot. With permission from the client obviously. A pullback shot showing a set built, lights rigged, people working. That photo is worth ten staged empties. It shows a booker what their version of the space looks like full of kit — which is the only version they'll ever see it in.

Don't lie with angles

I said it up top and I'll say it again because owners do this constantly. Wide-angle distortion is lying. You're making your 40sqm studio look like 65sqm. And the first time a booker turns up with a car-shoot team and realises they can't swing a Matthews silk without hitting the wall, you've burnt that contact forever. Plus the crew they tell.

Shoot your listing images the way a commercial property photographer would shoot an office. Levelled. Un-distorted. True focal length. If your space is small, own it — a small studio well-equipped beats a big one with dodgy power every time. Sell what it actually is.

Floor plans beat photos for some things

Some questions no photo answers. Cyc floor width at the base. Distance from cyc centre to the back wall. Ceiling height at the highest point vs under the lighting truss. Door width. Lift depth.

A dimensioned floor plan — even hand-drawn, photographed with decent light — answers all of those in one image. I've seen owners get precious about this, like a floor plan is somehow unprofessional. It's not. It's the thing I send to my lighting designer so he knows whether the SkyPanel S60 can sit where he wants it without blocking the cameraman. Put one in your listing. You'll get fewer time-waster enquiries and more serious ones.

Video matters too — but short

A thirty-second walkthrough, shot on a gimbal, with no music, from front door to cyc, is worth more than any still. It answers the spatial question a photo never quite can. Film it in one take if you can, keep it under 40 seconds, and don't add a title card or a logo stinger. Just the space. Post it unlisted on YouTube and embed.

Longer than forty seconds and bookers scrub. Shorter than twenty and it feels like a tease. Somewhere in the middle works.

Update the photos. Seriously.

I know a studio in Deptford that's been running for four years on the same set of listing photos. They've since repainted the cyc, added a second truss, and swapped out all the strobes. The listing shows none of it. So bookers who'd love the new gear scroll past because the photos show the old one. Re-shoot every eighteen months minimum. Once a year if you've made any changes.

Also: if you've rented through us or somewhere similar, ask past clients for a shot or two from their actual shoot. Post them with credit. Social proof like that hits different to a staged empty room.

What it costs

If you're paying an architectural photographer to do this properly, expect £450–£850 for half a day, depending on who you hire and whether they come with their own tilt-shift and floor plan drafting. That sounds like a lot until you do the maths. One extra booking at £650 and it's paid for. Two and it's the best return on spend you'll have this year.

Alternatively, if you shoot for a living already — which plenty of studio owners do — then honestly, just do it yourself. It's a morning. Camera on a levelled tripod, shoot list above, half a day of editing. The only thing I'd pay out for is the floor plan if you can't draw one.

The CTA question

None of this matters if bookers can't tell how to enquire. Put a phone number. Put an email. Don't bury the booking form behind four clicks. And respond within two hours during daytime. The faster you reply, the higher you rank on most platforms — and the less likely the booker has already locked in somewhere else.
