Most photographers looking for a studio south-east of London end up on Peerspace typing "studio near me" and giving up when the results are thin. Kent gets overlooked. Which is fair — the county doesn't have a strong studio hire reputation — but it's not as empty as the search results suggest.

I've worked with photographers who run out of Maidstone, Rochester and Folkestone. The spaces they use aren't always obvious to find online. But they exist, and for certain briefs — location shoots with a coastal or rural backdrop, bookings where the client is coming from the south-east coast, or jobs where the London rate is hard to justify for a half-day portrait session — Kent can be a practical answer.

Here's the honest 2026 picture.

Maidstone: the main studio hub

If Kent has a studio centre, it's Maidstone. The town has several dedicated photography hire spaces, which is more than you'd find in most county towns of comparable size. The concentration has probably developed because Maidstone is practical: Gatwick is 30 minutes, London Bridge is 55 minutes by fast train, and the M20 makes it accessible for kit-heavy drives from London.

Photography Studio Kent on the outskirts of Maidstone runs a space that's been operating for years — 1,000 square feet, studio lighting included in the hire rate, from around £15 an hour. That's a good rate for a properly equipped space, and weekends are priced the same as weekdays, which is rarer than it should be. The space runs flash lighting setups alongside a daylight area, which makes it adaptable between portrait, headshot and product work without needing to bring a full kit.

Lux Studios operates in Maidstone as well — a more contemporary setup with bookable appointments from around £25, positioned at the portrait and headshot end of the market. Clean, well-maintained, the kind of space where a senior professional getting corporate headshots done expects to feel comfortable. Not a full production studio, but not trying to be.

Photo3 Solutions in the Maidstone/Medway area is worth knowing about for its flexibility: a space that overlooks the River Medway with both indoor flash and daylight studio setups, available seven days a week and bookable 24 hours, which is unusual outside major cities. The daylight section uses the river-facing aspect well. I'd check directly for current rates since they vary by booking type.

Medway and Rochester

Medway — the cluster of towns including Rochester, Chatham, Gillingham and Strood — is 45 minutes from London Bridge and has a small but developing creative sector built partly around the historic dockyards.

Dockside Studio in Rochester sits right by the river Medway and covers 61 square metres, which is a meaningful floor area for a county-town studio. Both daylight and blackout configurations are available, which widens the brief range considerably. A 61 sqm studio can handle a two- or three-person portrait session or a small product shoot without feeling cramped. Worth checking for current availability and rates directly.

The Medway Creative Quarter — anchored around Chatham's Pentagon retail area and some of the former industrial spaces nearby — is developing, though as of 2026 it's more café and gallery than photography infrastructure. Worth watching if you work in the area regularly, since the pattern in places like this tends to be: independent photography spaces appear once the creative district reaches a certain density.

Canterbury and east Kent

Canterbury is a tougher market. It's further from London, the student population creates demand for portrait work but not necessarily the infrastructure for hired commercial studios, and most of the photography activity is based in photographer-owned premises rather than hire spaces.

There are portrait studios in Canterbury that will take external bookings, and a search through the established hire platforms will surface them. But don't expect the flexibility or scale of a proper hire facility. Canterbury is more of a location choice when the client specifically wants the city — cathedral backdrop, cobbled streets, medieval architecture — than a practical studio hub.

Folkestone is different again. The creative scene there has grown significantly since the triennial — there's gallery and studio space in the Creative Quarter around the Old High Street. If you're looking for a raw, textured aesthetic space with exposed brick and character rather than a white cyc, Folkestone has options that wouldn't be out of place in a Peckham shortlist. Rates are low by London standards. Access is better by car than by train for anyone bringing substantial kit.

What Kent studios do well

Portrait and headshot work is well served. Small product and still-life photography suits the kind of photographer-run spaces that dominate the county. And if your brief has any lifestyle or location element — countryside, coastal cliffs, the Thames estuary, orchards in season — Kent can give you a studio base alongside genuine exterior access that you simply can't get in a London industrial zone.

I know one photographer who shoots a lot of dog portraits (yes, really — it's a full-time business) out of a Maidstone space partly because the large garden adjacent to the studio means the dog gets to burn off energy before it has to sit still. That kind of practical advantage is worth something.

What Kent studios don't do

Large cycloramas: there's nothing in Kent that competes with the 12m or 15m cyc spaces in East London for car or large-product photography. Ceiling heights in most Kent spaces are in the 2.4m–3m range. Power specifications are mostly residential-grade — 13A ring main, no 3-phase available. For a small flash kit — a Godox AD600 and a couple of modifiers — that's fine. For an Arri SkyPanel, an HMI and a full continuous lighting rig, you need somewhere with a dedicated power supply.

Commercial production infrastructure is also thin. Proper loading bays, production offices, hair and makeup rooms with independent lighting — these are London facility features. Kent is a working photographer's market, not a commercial production hub.

Rates and what to expect

Kent studio rates sit meaningfully below London equivalents. For a space with lighting included, expect to pay £15–£50 per hour depending on the facility. Day rates for a proper full-day booking can come in under £300, which makes Kent genuinely cost-effective for portrait photographers doing multi-booking shoot days who want a base outside the city.

The trade-off is always time: if your crew is coming from London, the train journey plus the transfer from the station adds up. For a solo photographer or a two-person team, that's manageable. For a larger crew, do the travel cost arithmetic before assuming the lower studio rate saves money overall.

Finding Kent studios

Not all Kent studios are visible on the major platforms. Some have been operating for years through word of mouth and direct Google search traffic, and haven't bothered (or haven't needed) to list on Peerspace or Giggster. Creative Studio Hire lists studios across the south-east at creativestudiohire.com, and a search filtered by Kent or Medway will pull up what's been formally listed. For the spaces that aren't listed anywhere, a direct search by town name plus "photo studio hire" plus the current year still surfaces most of what's available.
