When photographers talk about east London studio hire, they mean Hackney Wick. Sometimes Dalston. Occasionally Fish Island or Bethnal Green. Walthamstow barely gets a mention.

I started booking in E17 out of necessity two years ago — a Hackney Wick studio I'd used three times running was fully booked on a Tuesday I needed it, and a quick search turned up a space near Walthamstow Central that had exactly the floor area I wanted, blackout, 32A power, and a half-day rate £90 cheaper than anything comparable in E9.

Two years on, I've shot there more than anywhere else in London. Here's the honest picture.

The geography: closer than it looks on the map

Walthamstow Central is on the Victoria Line. From King's Cross, it's about 25 minutes. From Brixton, around 40. The Overground at St James Street and Walthamstow Queens Road gives you connections from Liverpool Street and Stratford. It's not Zone 1 convenience — but for a production crew loading gear into a van and driving there at 7am, it's meaningfully better than trying to get a transit through Hackney Wick at rush hour.

The key thing about E17 for studio work is road access. Blackhorse Road — the northern section of the Walthamstow postcode — has industrial estates with direct A503 access. No rat runs. No bollards appearing halfway through your turning circle. Just loading docks and wide roads, which is what you actually want when you're unloading a Pelican case stack and a 6m seamless roll at 8am.

What's available

The Walthamstow studio scene is smaller than Hackney Wick. There are fewer dedicated photography studios, and the ones that exist tend to be either converted commercial units or purpose-built spaces inside creative workspace buildings — the kind of setup you see in the Blackhorse Lane area, where light industrial buildings have gradually been converted to mixed creative use over the past five or six years.

What that means practically: you're looking at spaces with 80–150sqm floor areas, typically 3.5–4.5m ceiling heights, and honest working-space vibe. No marble reception. No barista coffee in the green room. But clean floors, proper power supplies, and studios that are clearly being used by working photographers rather than furnished as lifestyle backdrop locations.

The cyclorama options are limited — I've found two in E17 with proper cyc walls, both in the Blackhorse Road area, both with usable 8m widths. For seamless-paper or plain-backdrop work, the options widen considerably. And for fashion, portrait or product work where a white background isn't the requirement, some of the warehouse-aesthetic spaces in the area are genuinely excellent — raw concrete, good northern light through industrial windows, the kind of space that's been in every mood board for the past three years.

Prices

This is where E17 makes sense. Hourly rates for a properly-spec'd studio in Walthamstow run £25–40/hr. Half-day hire (four hours) typically comes in at £120–180. Full-day bookings of ten hours: £250–380.

Compare that to Hackney Wick, where the equivalent spec runs £40–65/hr, and full-day hire for a decent-sized space with 3-phase power is typically £400–600. The saving on a regular booking schedule adds up quickly. If you're shooting twice a month, the E17 saving versus Hackney Wick might be £200–400/month on studio hire alone.

The reason the prices are lower is straightforward: less demand. Walthamstow doesn't have the cachet of Hackney, Shoreditch or Dalston. Clients from central London occasionally push back on the postcode — though in my experience, once they've been once and seen that the studio is clean and the parking is easy, the pushback tends to stop.

Power and tech

This is an area where E17 studios are genuinely competitive. The spaces that converted from light industrial use often retained or upgraded the original power infrastructure — so 32A and 63A supplies are more common here than in, say, converted domestic buildings in Hackney.

I've used one E17 studio with a 100A three-phase supply and four 63A CEE outlets — spec that would support a full commercial or music video lighting package. That studio charges £280/day for a 200sqm floor. In Hackney Wick, a comparable spec is typically £650–750/day. That's a meaningful difference for a production with any budget sensitivity.

Not all E17 studios have this spec — some of the smaller converted retail-unit spaces are on standard domestic rings. Ask specifically about 32A+ supplies if you're planning to run anything beyond LED panels and a laptop.

The Blackhorse Lane cluster

The most interesting area for studio hire in E17 is the cluster of creative businesses around Blackhorse Lane, particularly the section between Blackhorse Road station and the Waltham Forest border. The area went through a significant regeneration phase around 2018–2022, with a mix of brewery conversions, artist studios and creative workspaces establishing themselves in buildings that previously housed light manufacturing.

Several photography and video studios opened in that period. The ones that survived are good. They have proper infrastructure — not a garage conversion with a ring main from 1987 and a whitewashed wall — but genuinely set-up spaces with cove rooms, grid systems, and the kind of sensible practical kit that working photographers actually want.

The downside of this cluster is that some of the best spaces are only listable via direct contact with the building management rather than through booking platforms. Peerspace and Giggster listings for E17 are thin compared to E8 or E9. Worth calling the creative workspaces directly if you're looking for something specific.

What I actually shoot in Walthamstow

In two years of E17 bookings, I've shot: product photography for a food supplement brand, fashion lookbook work for a small London label, corporate portrait days, a music video (single camera, low budget — the £280/day space), and three e-comm catalogue sessions that needed large floor area, black out, and nothing else.

The brief where E17 doesn't work: anything where the client location matters. Corporate headshots where the client is coming from Canary Wharf or the City are better served by a Bermondsey or Shoreditch studio that's closer on the tube. Same for agency producers who are unfamiliar with east London geography and will spend twenty minutes telling you the postcode looks wrong on Google Maps.

But for production crew jobs, self-contained shoot days, or anything where location is a non-factor, E17 is consistently better value than almost anywhere else in east London.

Booking logistics

Direct booking tends to work better for E17 studios than platform booking. Peerspace takes 20% from hosts and passes that cost somewhere down the chain — most E17 studios would rather deal directly, and most will discount the listed rate by 10–15% if you contact them directly and commit to a date. This is common practice across east London studios at this price point; it's just more pronounced at the E17 end of the market where the platform inventory is sparser.

Giggster has slightly better E17 coverage than Peerspace, with a handful of spaces listed that don't appear elsewhere. Their 19% host commission means the same dynamic applies — direct contact usually yields a better rate if you can negotiate it.
