There's a version of product photography that happens in a white cyc with a seamless paper roll and nothing else. Clean, simple, client brief ticked. Then there's every other version — where the brief says "lifestyle feel," "in-context," "brand-consistent props," and suddenly the studio's storage situation becomes the thing that makes or breaks the day.

I've been caught out by this more times than I'd like. Booked a beautiful space in Hackney Wick, arrived to find the "prop room" was a wire shelf unit in a corridor with three mismatched plants and a bowl. The client wanted textured linens, wooden boards, ceramic vessels and cutting boards for a kitchenware range. We spent two hours of setup time improvising with what we'd brought.

Prop storage is a legitimate spec criterion. Here's how to evaluate it properly before you book.

What "prop room" actually means

A lot of studios list "props available" or "prop room" in their features without giving any useful information about what that actually means. There's a massive range between:

A shelf unit in the studio itself with twenty items from a home goods shop
A separate dedicated room with styled categories, regular rotation, and a maintained inventory
A full prop house used by a production company that also offers the studio for hire

The first covers roughly 70% of what gets marketed as a prop room. The third is rare but exceptional — studios that have grown out of production companies often have prop inventories that include everything from 1970s kitchen equipment to architectural salvage, properly organised and available for day hire.

The middle tier is where most useful commercial prop rooms sit. Separate physical space. A reasonable range of items across lifestyle categories. Someone who actually maintains the inventory rather than just accumulating whatever clients leave behind.

Categories that matter for product work

For lifestyle product photography — the shoots that make up the bulk of commercial bookings — the prop categories I look for are:

Textiles: linen napkins in neutral and warm tones, fabric offcuts with texture, throws, cushion covers. These are the most used and the most worn — a studio that hasn't replaced its textile props in two years will have faded, frayed pieces that read badly on camera.

Tabletop surfaces: marble-effect boards, timber slabs in various stains, slate, ceramic tiles. Essential for food, kitchen, beauty and small product categories. Good tabletop surfaces are expensive to buy and easy to scratch — a studio that maintains these well is doing real work.

Vessels: ceramic bowls, jugs, mugs in neutral glazes; glass vessels in clear and amber; simple wooden items. These set context without competing with the hero product.

Plants: A real plant, properly cared for, versus a plastic plant, is visible on camera. I've seen studios that have prop plants that are clearly dead and dried. That's a styling problem that ruins shots if you weren't planning on the organic-decay aesthetic.

Architectural elements: window frames, door fragments, shutter pieces — context props for lifestyle scenes. Not every product brief needs these, but when they're available they change what you can shoot in a day without building a set.

The storage question: where do your own props live?

Beyond the studio's own prop inventory, there's a second question: if you're running a multi-day client project or returning to a space regularly, where does your own prop collection live between bookings?

A handful of London studios offer short-term prop storage as an add-on to regular hirers. The arrangement varies: some charge a daily or weekly storage rate (typically £15–£40/day depending on volume), some include a small storage allocation in their regular-booker packages, and some simply have the space and will accommodate it on request without formalised pricing.

For photographers running a regular client in one category — say, a cosmetics brand that has an ongoing shooting schedule across six months — this kind of arrangement is genuinely valuable. You build your prop kit for that specific client, store it at the studio, and arrive on each shoot day without the transit cost and packing time. The prop kit stays styled and organised. You don't have to explain to the client why the ceramic bowl that looked great in March is now in pieces after a van transit.

When the prop room justifies a higher day rate

There's a threshold argument here. If a studio charges £650 a day and has a genuinely useful prop room worth £5,000 of well-maintained inventory, that's better value than a £500 studio where you'd spend £200 hiring props from a prop house separately. The maths work even before you factor in the transit time.

Studios that have invested properly in their prop rooms tend to know it — the listings usually show the inventory through dedicated photography, not just a corner shot of a shelf. If a studio is proud of its props, you'll see evidence. If the listing doesn't mention them or shows one generic photo, assume there's nothing useful.

The prop house alternative

If you're in London, prop houses are a parallel option for shoots that need something specific. 1st Option, Russell Beck Associates, and Longacre Props are some of the established names in the prop hire market — they operate with proper inventory systems, delivery options, and daily rates. For a brief with very specific stylistic requirements, hiring from a prop house and bringing props to a simpler (cheaper) studio can work out better than relying on whatever a studio happens to own.

But for general lifestyle product work — cosmetics, homeware, food, smaller format commercial — a well-stocked in-studio prop room removes a logistical step that slows down booking. The less you have to organise before you can start shooting, the more shooting time you have. And on a day-rate booking, every hour of setup overhead is an hour you're not moving through the brief.

Questions to ask about prop storage

Before I book any studio for a product lifestyle brief, I now ask these specifically:

Can you send me a full inventory list, or photos of the current prop room?
When were the textile props last updated?
Is the prop room included in the hire rate, or is there an add-on cost?
Do you offer between-shoot storage for client props? At what rate?
What's your policy on props being damaged during a shoot? (Worth knowing before a ceramic gets broken)

The inventory question gets the most revealing response. Studios with a good prop room will send you a list or photos within a few hours. Studios where the prop room isn't really a thing will either not respond or send you a photo of the shelf unit with three plants on it.

North London and East London options

Some of the better prop-integrated studios I've used in London sit in the production-company-adjacent belt: Park Royal, Bermondsey, some parts of the Hackney Wick complex. These are spaces that were built for commercial production and have accumulated useful inventory over years of production-company use, then opened for standalone hire.

The studios that work specifically for lifestyle product and beauty in this context tend not to be the headline cyclorama spaces. They're often smaller, more styled — deliberately interior-designed rather than blank-canvas industrial. More Peckham Rye than Park Royal for ambience, if you like. The right descriptor for the brief is "shooting apartment" or "lifestyle space" rather than "production studio".

Outside London

Prop inventory quality drops sharply outside the major cities. Manchester's Ancoats and Salford studio belt has a few spaces with genuine prop setups — driven by the fashion and commercial production market there. Leeds has some, particularly around the South Bank. Bristol has a handful. Outside those cities, I'd plan to bring props rather than rely on what's available.

That changes the logistics calculation. Once you're transiting props yourself, the argument for a simpler, cheaper studio gets stronger — the overhead cost of your own prop transit is fixed whether the studio has props or not. So you might as well pay less for the room.
