A property developer briefs you. Lifestyle imagery for a new residential development — rooms staged and photographed as they would be in the finished building, for the sales brochure and the investor deck. Or maybe it's a commercial fit-out, and they want photography of the show floor to accompany the letting spec. Or a mixed-use development marketing suite that needs interiors-style imagery before a single occupant has moved in.

None of that sounds complicated until you start thinking about what it actually requires from a studio. It's not portrait work with furniture in the background. It's not product photography. The requirements are specific in ways that a lot of general listings don't address.

The scale problem

Property and development photography involves large subjects. A styled kitchen set with full-height cabinetry and an island unit. A bedroom layout with a 2.0m bed, bedside tables, built-in wardrobe sections. A living area with a three-seater sofa, a rug, a sideboard, and enough floor area around the furniture to photograph it from a standing-height camera angle without the studio walls appearing in the shot.

You need big floors. Not big by portrait studio standards — big by living room standards. A 6m × 8m floor area is the minimum I'd look for to shoot a single-room set that reads convincingly. For anything larger — an open-plan kitchen and dining area, for instance — you're looking at 10m × 8m or more of usable floor. That's a proper commercial studio, not a lifestyle room-hire space.

And you need ceiling height to match. A 2.4m ceiling is a constraint that's fine for headshots and product photography. It is not fine for architectural interior photography where the frame includes the ceiling as part of the composition — which it will, because that's how interior photography works. 3.0m minimum. 3.5m if you have full-height cabinetry or architectural elements that need to read as full height in the frame.

Door widths and furniture logistics

If you're bringing furniture into the studio — rented, styled, or supplied by the client — you need to get it through the door. This sounds obvious until you've tried to get a chesterfield sofa through a standard 750mm fire door or lift a king-size bed base up a staircase to a studio on the second floor.

Double-width access doors — typically 1.2m or wider — are the spec you need for a full room set with substantial furniture. A goods lift with a proper load capacity (at least 500kg) if you're working above ground floor. And ideally a direct route from the loading bay to the studio floor without a ninety-degree corridor junction that makes everything impossible.

I've abandoned studio viewings on the basis of the door width alone. It's not a minor logistical point — it determines whether the shoot day is possible, or whether you spend the morning disassembling furniture that was supposed to arrive pre-built.

Flooring

Here's a spec consideration that almost nobody thinks about until they're on set. Interior and development photography involves floor shots. A wide angle at 24mm or 28mm, pointed down the length of a room, captures a significant proportion of the floor in the frame. The studio floor becomes part of the image.

A studio with a beautiful white cyc and a scuffed concrete floor is not going to work for a premium residential development lookbook. You either need a studio with a floor surface appropriate to the set — hardwood, polished concrete, large-format tile — or a studio that has the floor area to lay additional flooring over. Most studios with large floor areas are fine with adding a flooring layer, but you need to confirm they have a flat, clean base to lay it on, and that the floor is level enough for large-format tiles not to creak.

Lighting and window simulation

Interior photography for development marketing typically wants natural-looking light. Not the flat, even light of a beauty studio. The warmth and directionality of windows. Late afternoon light falling across a kitchen surface. Morning light in a bedroom scene.

You can simulate this in a studio. An Arri SkyPanel at daylight balance coming from one side, through a large diffusion frame, gives you a convincing window-light quality. A second source at lower power fills the shadow side. The result reads as natural indoor light rather than studio photography.

But for this to work, you need the studio to be blacked out — otherwise the real ambient light competes with your simulated source and kills the quality. You need sufficient power to run multiple large-area continuous or strobe heads. And ideally you need a studio with some height on the lighting rig attachment points, so you can position the simulated window source at a height that reads correctly as a proper window rather than a bounce card at floor level.

CGI and 3D rendering integration

Some development marketing briefs come with a complication: the photography needs to integrate with CGI elements. The developer wants lifestyle photography of actual people in actually staged rooms, composited with CGI architecture for the exterior renders or the floor plan visuals. For this to work, the lighting in the photography has to match the lighting in the render — which means photographing against a known grey or green background in some cases, and producing reference photography from multiple angles for the CGI team.

Not every brief involves this. But if it does, you need to know before you book a lifestyle studio with beautiful hardwood floors and no green screen capability. Again: an explicit brief sent to the studio before booking saves the day.

Client attendance and presentation

Development and property marketing shoots almost always have client attendance. Often senior client attendance — an MD, a head of marketing, someone from the design team. These are people who care about the output and have opinions about the styling, and they're going to spend six to eight hours in the studio watching the process.

Everything I'd say about client facilities for agency work applies here, but with an additional consideration. Development clients often want to show the photography to others during the day. They'll have a laptop, maybe a portable screen. They might get on calls. They need a space that isn't the corner of the shooting floor.

For a full-day property marketing shoot, I'd consider a client area to be as important as the shooting floor itself. Good quality Wi-Fi, a table large enough to spread out reference materials, and enough distance from the rig that a phone call doesn't interrupt the shoot.

Rates for large-floor lifestyle studios

The studios that genuinely work for this kind of brief — large floor, proper ceiling height, wide access, 32A power supply — aren't the cheapest rooms in the city. Day rates for a properly specified lifestyle space in London with the floor area to build a full room set tend to start around £550 and climb to £1,200 or more for premium spaces with full blackout, integrated lighting systems, and proper client areas.

Outside London — Birmingham, Manchester, Bristol — comparable space can often be found for £300–£600/day. If the client is London-based but the studio can be anywhere, it's worth having that conversation.
