The East Midlands gets neglected in the studio conversation. Manchester gets the headlines, Birmingham the M40 traffic complaints, Bristol the food-photography buzz. The strip from Nottingham down through Leicester to Northampton just sits there, doing perfectly good work, with very little online noise about it.

I've been shooting up here regularly for about four years. Half my clients are clothing brands based in or near Leicester (still a textile city, still a knitwear and casualwear hub). The other half are car and motorcycle work in Nottingham and Derby. So the studios I know are weighted toward those niches. But the broader picture is: more studio capacity than people realise, lower rates than London or Manchester, and a few outright bargains for owners who care about repeat business.

Nottingham

Nottingham has the deepest studio scene of the three. Sneinton, the Lace Market, parts of Old Basford — converted industrial buildings with proper ceiling heights and decent natural light. The university and Confetti production school keep a small but real crew pool here, and the city is a 90-minute drive to either Manchester, Birmingham or London if you need to bring people in.

What you'll pay for a 100sqm daylight studio with proper kit included: £55–£80/hr, or £350–£500 for a full day with overtime baked in. Cyc rooms with infinity walls are rarer — there are maybe four or five in the city — and run £85–£120/hr.

Strengths: good ceiling heights in the converted lace warehouses (3.8–4.2m is normal), decent loading on most ground-floor units, a few studios with built-in kitchens and dressing rooms for fashion work.

Weaknesses: cyc options are limited and book up early. If you need a 200sqm cyc for a car shoot you might have to drive to Derby. Also, weekends book solid for wedding-prep and personal-use bookings, so if you're a commercial client trying to do a Saturday turnaround, plan ahead.

Leicester

Leicester is overwhelmingly fashion-tilted. The textile and clothing industry never fully left — it just got smaller and more specialised — and there's a real network of garment-trade studios that double as photo space. Most are 50–120sqm, lookbook-friendly, with rolling rails and steamers built in.

£40–£70/hr for a daylight studio with rails, steamers, and basic strobes. Day rates of £280–£440. The cheapest properly-equipped fashion studio I know in the UK is in Leicester at £35/hr — admittedly small, with one window, but it has a B10 Plus, a Godox AD600, and a dressing area, which is the entire kit list for a lookbook day.

The catch: cyc rooms are almost non-existent in Leicester. For an editorial campaign with rolled paper or a built set, you're going to Nottingham or Derby. For straight catalogue and lookbook work on a tight budget, Leicester's hard to beat.

Loading and parking are easier than you'd expect — most of the studios are in the De Montfort or Belgrave areas where you can pull a Luton up outside the door. Avoid the city centre unless the booking is genuinely walking-distance for crew.

Derby

Smaller scene than Nottingham or Leicester, but worth knowing about for one reason: the larger industrial units around Pride Park and the south of the city are some of the cheapest big-cyc rooms in the country.

I've shot in a 200sqm cyc with a 6m ceiling and 100A 3-phase power for £85/hr. That's not a typo. The same setup in Park Royal would be £200+/hr. The reason is straightforward — Derby's industrial property is just cheaper, and the studio is run as a side business by the owner of the unit, who isn't trying to maximise margin.

The catch: there's not much else in Derby. One or two daylight rooms, a couple of small product studios, and that's it. If you need any volume of choice, you're driving north to Nottingham or south to Birmingham.

Northampton

Northampton is the surprise. There's been steady growth over the last three or four years — partly the cost-of-London push, partly a couple of local entrepreneurs who realised the M1 corridor is strategic. Half a dozen new studios in the last five years, mostly in the industrial belt north of the town centre.

£45–£75/hr for a mid-size space, £350–£500 for a day. Cyc rooms exist now — a couple of small-to-mid (4–6m wide), one larger drive-in unit. The kit picture varies wildly. Some studios are fully kitted with Profoto strobes and Aputure 600d Pros included; others are bare rooms where you bring everything.

Loading is excellent — the units are mostly in low-rise estates with their own parking. The M1 access means crew from London is roughly 90 minutes door-to-door, which is a real selling point for cost-conscious productions.

The downside: the local crew pool is thin. If you need a Northampton-based gaffer or stylist, you're often hiring from Birmingham or Milton Keynes and paying a travel rate.

What the East Midlands does well

The honest summary: cheaper than Manchester, much cheaper than London, with enough variety to cover most photo commercial work and a chunk of film and music video too. Travel is easy — the M1 spine connects everything, and East Midlands Airport (Castle Donington) handles a surprising amount of crew traffic from Europe.

For specific shoot types:

Fashion lookbook on a tight budget: Leicester. £35–£60/hr, kit included, garment-trade infrastructure (steamers, rails, dressers).

Car or motorcycle product: Derby or Nottingham. The cheaper drive-in units in Derby in particular are unmatched on cost per sqft.

Mid-budget commercial with a small crew: Nottingham. The biggest variety, the most reliable kit, the deepest crew pool.

Anything that needs M1 access for London crew: Northampton. Saves the day rate.

What it doesn't do well

Big editorial fashion. The biggest-name fashion clients still go to London or Manchester for the prestige and the prop infrastructure. The East Midlands has the spaces but not the surrounding ecosystem (prop houses, location agents, hair and makeup at the volume needed for a major campaign).

Anything that needs a deep prop or set-build network. There's no real prop house infrastructure across the East Midlands. For built sets you're either bringing a builder in from outside or shipping props from London. The cost saving on space is real but it can get eaten by logistics.

Late-night work. Same as most regional industrial estates — most have lease conditions that limit out-of-hours noise. Plan day shoots, wrap by 8pm.

Booking direct vs Peerspace

Same dynamic as everywhere. Peerspace charges hosts a 20% service fee, which they price into the listing. Most East Midlands studios are also bookable direct, often with a website that's a Squarespace one-pager and a calendar.

Worth checking — the platform-to-direct delta in regional cities tends to be slightly bigger than London. I've seen 15–20% off direct on a couple of bookings up here, which is more than the standard 10–15% you'd get in London.

Rough mid-2026 rates for an equivalent 100sqm daylight studio with basic strobes included, full day:

Nottingham: £400–£500

Leicester: £300–£420

Derby: £350–£450

Northampton: £380–£500

Manchester (Ancoats): £550–£700

London (Hackney): £700–£950

The savings are real and they compound across multi-day bookings. A three-day shoot saved £900–£1,500 in space alone by going to Leicester versus Hackney for me last autumn — and that paid for two extra crew, which made the shoot better.

Who's it for

If you're a London-based producer who's never shot regionally, the East Midlands is one of the easier places to start. M1 access, no language barrier (I joke), and the studio operators tend to be hands-on and helpful in a way that bigger London hosts sometimes aren't.
