The vocabulary problem on studio listings

There are no industry standards for how studios describe their prop and set situation. None. Every studio owner writes their listing in whatever language sounds good, and "propped", "styled", "furnished set" and "lifestyle studio" can mean anything from "we own a few chairs" to "we have a professional stylist who dresses the space daily."

I've been disappointed by listings enough times to have developed a vocabulary checklist I run through whenever props or sets matter to the brief. Here it is.

"Propped" — what it usually means

In most cases, "propped" means the studio has some props available. That's the whole sentence.

What "some props" means in practice: usually a collection of items accumulated over time by a studio that's done a variety of shoots. A few chairs. Some cushions in vague neutral tones. A potted plant or two. Maybe a wooden crate or a stepladder. The kind of thing a set decorator would call "generic atmospherics" rather than "considered props."

This is fine for some briefs. If you need a neutral-toned lifestyle background with a couple of incidental objects, a propped studio can do that. If you need specific props that match your brand's visual language — particular colours, specific materials, a defined aesthetic — the studio's prop collection probably isn't going to deliver it.

The key question to ask: "Can you send me photos of the props you have available?" Any studio that genuinely has useful props will be happy to send a few images. If the response is vague or the photos show what I described above, you know what you're getting.

"Furnished set" — an actual set, or furniture in a room?

This is the one I've been caught out by most often.

"Furnished set" technically means there's furniture in the set — but that doesn't mean the furniture has been chosen, placed and dressed for photography. I've walked into "furnished set" studios where the furniture was clearly the studio owner's actual furniture, randomly arranged in the back corner of the space with an overhead strip light as the only source.

A real furnished set is furniture selected for its photographic properties (clean lines, neutral tones, good texture) and arranged to create a coherent space that reads well on camera from a specific angle. It's usually dressed with accessories — books, cushions, small decorative objects — that add depth without distracting from the subject.

Ask: "How often is the furniture arrangement refreshed?" Studios with genuine furnished sets can usually tell you. Studios that are improvising will say something vague about changing it "when we feel like it" or "depending on the booking."

"Lifestyle studio" — the most elastic term in studio hire

Almost everything gets called a lifestyle studio now. Product studios have started calling themselves lifestyle studios. Large white rooms with a sofa call themselves lifestyle studios. Some photography spaces in AirBnB-style apartments call themselves lifestyle studios.

What the term is supposed to mean: a studio that's been set up and dressed to look like a real living space — a kitchen, a living room, a bedroom — so that brand and content photographers can shoot people using products in a domestic context without hiring an actual flat.

The good ones have real kitchens with real appliances. A Smeg kettle on a marble worktop, or a terracotta tile splash back, or a particular aesthetic that's been deliberately chosen. The good ones also have separate shooting areas — so you can shoot a lifestyle kitchen scene and then move to a product table or a plain backdrop without resetting the whole space.

The weak ones have a kitchen area that's a sideboard with a few props and no running water. Or a bedroom that's a double bed against a wall with no dressing beyond a throw.

Ask specifically: "Is the kitchen plumbed with hot and cold water?" and "Does the lifestyle area have a specific look or is it neutral?" The answers tell you quickly which kind of space you're looking at.

"Styled" — the word that means the most

A styled studio is one where a professional or experienced set dresser has curated the space specifically for photography. The difference from "propped" is intent and quality. Every item in a styled space is there because it photographs well, contributes to the aesthetic, and holds up to close inspection on camera.

Genuinely styled studios are less common than "propped" ones, and they're usually priced accordingly. They're also usually more specific — you're booking into an aesthetic that someone has deliberately built, and either it suits your brief or it doesn't.

The best question for styled studios: "What's the dominant aesthetic?" Nordic-minimal, mid-century modern, maximalist eclectic, industrial — good styled studios can answer this immediately. If the description is "sort of neutral but we can add things," it's not a styled studio, it's a propped one with better marketing copy.

Prop hire on top of room hire

Here's the thing most studio listings don't mention clearly: the props available within the studio are almost always free to use within the booking. But if you want to source additional props for a specific brief, you're looking at separate prop hire from a prop house.

In London, a half-day prop hire delivery from a specialist house — PX Props, Bricklane Backstage, Stage & Screen, and others — typically runs £200–600 on top of your room hire, depending on what you need and how far it's travelling. That's before you pay for the stylist time to source and handle the props.

This cost is invisible in most studio listings. A listing that says "fully propped" doesn't mean "everything you could need for any brief." It means whatever the studio happens to have. Budget for the gap between that and your actual brief.

Kitchen sets — the most specific thing to check

Kitchen sets are a category of their own because they vary so dramatically between studios. A kitchen set can be a genuinely plumbed, functioning domestic kitchen with a full range of appliances and prep space — or it can be a counter with a kettle and a chopping board.

The brief questions for a kitchen set:

Is it plumbed with hot and cold water?
Does it have a working hob? Gas or induction?
What oven does it have?
Is there a fridge?
What's the worktop material and colour?
How much prep space is available separate from the hero shooting area?

For food photography and video, these questions aren't picky — they determine whether the shoot is possible. An induction hob is better for controlled product work (no flame). Gas is often preferred for cooking video because it reads better on camera. A cold fridge is mandatory for anything involving perishable ingredients.

When the listing terminology doesn't matter

If your shoot is product-only on a plain backdrop, you don't care whether the studio is "propped" or "lifestyle" — you just need the floor space, light quality and power. Skip the listing terminology entirely and focus on the spec numbers: floor area, ceiling height, power, window orientation.

If your shoot involves human subjects against a plain background — portraits, headshots, fashion — the prop situation is largely irrelevant. The studio's light and backdrop options are what matter.

Props and sets become critical when you're shooting lifestyle or content photography where a real-feeling environment is part of the brief. Brand content, social campaigns, UGC-style shoots, food work, homeware in situ — these are the briefs where the difference between a genuinely good styled studio and a room with a few random chairs becomes visible in the final images.

The safest approach

Before booking any studio where props or sets matter: request photos of the actual current state of the set. Not the marketing images from when it was freshly styled for its listing — photos of what it looks like right now.

And be specific in your enquiry. "I'm shooting a lifestyle skincare brand campaign with a kitchen scene. Do you have a working hob and marble or stone worktops, and what does the current kitchen set look like?" A studio that can answer that clearly and quickly is probably the one you want.
