The first time I booked a video production studio in London, I used my photo-studio brain. Same checklist, same instincts. Power, ceiling, drive-in access — got there at 7am with a full lighting crew, two Arri SkyPanel S60-Cs on a grid package, a 65mm S35 camera build — and spent the first hour realising the acoustics were genuinely awful. Six-second reverb. I could see it on the waveforms. Client was arriving at nine. That was a very expensive morning, and the kind of thing that doesn't show up in any platform listing.

So. Video production studio hire in London is not the same as photo studio hire. Some of the questions overlap. But the things that will ruin a shoot are mostly different. Here's the spec list I run through now before I commit a booking fee.

Acoustics: the first thing photo studios don't think about

For stills work, I genuinely don't care what a room sounds like. You could shoot in a tile bathroom and it wouldn't affect a single frame. For video — even if you're cutting everything to licensed music, even if dialogue is ADR'd in post — the acoustics dictate what's actually usable on the day. And London is full of studios describing themselves as "suitable for photography and video" that were built or converted purely with stills in mind. Beautiful polished concrete floors. Exposed brick walls. A ceiling that bounces every whisper back three times.

What you want for sync sound: acoustic panels covering at least two walls, a carpeted or parquet talent area, ceiling baffles, and — this is the one most listing descriptions skip — an HVAC system that can be switched off entirely during a take. Stand in the room alone and clap hard once. If you count two or more distinct reflections from the back wall, you've got a live room. Fine for music video. Not fine for anything involving dialogue or presenter delivery.

The rolling A/C unit humming behind every take is a problem you can't fix in Premiere. I've had it happen twice. Both times in studios that technically had "acoustic treatment" — which turned out to be one foam panel on the north wall and a lot of wishful thinking in the listing copy.

Ceiling height and the rigging reality check

Photo shooters care about ceiling height primarily for bounce headroom and fitting a clean cyclorama frame. Video operators need overhead rigging clearance. An Arri SkyPanel S60-C — draws about 450W, kicks out the equivalent of a 2000W tungsten soft — needs at least 4.5m of working height to do what it's supposed to do. Two of them on a spreader bar at 5m, pushing through a 12×12 diffusion frame: that's a clean, even look for a corporate or commercial video setup. Below 3.5m of working clearance, the fixtures are too close to talent, you get hotspots, and the colourist is fighting the grade for days.

And there's a catch with how London studios advertise height. "Ceiling to 5.5m" often means at the apex of a cambered or pitched roof. The working height — where you can actually drop a chain block or mount a rigging bar — might be 70cm lower. Always ask for the working height to the first rigging point or beam, not the peak. If they can't tell you the difference, that's a sign they don't do much production rigging.

While you're at it: ask for the rigging certification documentation. Not bureaucracy — because if a bar comes down on a camera operator, you need the studio's insurance to be airtight. Purpose-built production facilities in Wapping, Hackney Wick and the Shepperton cluster have this sorted. Converted warehouse studios rented out of a creative workspace building sometimes have eyebolts rated to 25kg installed by whoever did the fit-out in 2011. That's not the same thing.

Power: 3-phase or don't bring the package

A basic photo studio kit runs on a 32A single-phase supply without drama. A video production rig scales fast. Two SkyPanel S60-Cs: ~900W. Two Aputure 600d Pros at full draw: ~1440W. A 1.2K HMI for backlight: another 1.5kW. Add monitoring, hair and make-up power strips, laptop rails, a craft services kettle — and you're at 5-6kW before anyone's even started pulling cable. On a single-phase ring main, you've tripped the board before the director walks in.

Three-phase supply is the baseline for any commercial video production with a real lighting package. 100-amp three-phase is what you want. Studios rated below 60A three-phase warrant a specific conversation with the manager before you bring a gaffer and a truck — not to cancel the booking, but to map circuits carefully. Which legs can take what? Where are the breakers? Which circuits are shared with the building's other spaces?

The industrial estates around Hackney Wick, Fish Island and Park Royal tend to have substantially better power infrastructure than the converted offices in Shoreditch. The heritage there is manufacturing and light industry — the buildings were wired for heavy kit from the start, and the landlords have generally maintained or upgraded the supply. Purpose-built production facilities in Wapping and Silvertown: same thing. Some of the chic creative-space conversions in Bermondsey and South Bank? Less consistent. Worth asking specifically about three-phase availability before you get excited about the aesthetic.

Floor surface and camera movement

For stills, the floor is just where you put your C-stands. For video, it's what your camera operator rolls across. Polished concrete is everywhere in East London studios and it looks stunning in a frame. But it's rarely level enough for a clean dolly run — the grain in the pour, the slight settlement over fifteen years, the joins between poured sections: all of it shows up as a wobble in a tracked shot. And if you're recording sync sound while rolling, every footstep from the focus puller walks into the dialogue mic unless the floor is acoustically decoupled from the building structure.

Production-grade studios have either dedicated camera track runs built in, a level-checked floating floor section, or at minimum a properly laid hardwood or LVT surface that's been put down with production use in mind. Not a warehouse floor that someone's polished and called a studio. Ask about this specifically if tracking shots are on the shot list.

Internet connectivity and the client approval chain

If you're doing anything that involves a live monitoring feed, same-day client approvals or transferring 1GB+ ProRes proxies via Frameio — which is most commercial production in 2026 — you need fibre-grade, dedicated connectivity. Not a shared Wi-Fi password for the building. Studios that were purpose-built or substantially refurbished post-2018 mostly have this. Studios that patched a BT residential router into the corner of a warehouse conversion might give you 12Mbps on a good day, shared with three other tenants. That is not going to work when the creative director needs to sign off rushes by 2pm.

Ask the studio: what's the dedicated upload speed to the production space? Is it shared with any other spaces in the building? Can you bring your own comms gear and patch into the building's trunking? The best production-focused studios — particularly the ones that run proper commercial briefs in Wapping, Shepperton satellite facilities and the Silvertown cluster — have a dedicated comms room where you can rack your own kit. That's what you want for a full production day.

Green room, HMU and production desk space

A photo shoot can just about function with a corner of the studio as a changing area and a folding table for kit prep. A video production can't. You need a proper hair and make-up station — genuine mirror, daylight-balanced light at the mirror position, working height sockets, a bench. You need a green room with actual seating, a craft table, coffee. And you need a production desk area physically separated from the talent space — somewhere the first AD and the director can review the shot list without talent listening to every revision.

Studios built around commercial video briefs include this as standard. Some of the photo-first studios in Dalston and parts of Peckham don't. They've got a corridor with a coat rack and a folding chair and they've called it a green room. That's fine for a two-person portrait session. It's genuinely not fine when you've got five talent, a stylist, two make-up artists and a full production team arriving at 6am.

Pre-production viewing — why a photo of the space isn't enough

For a commercial video brief, I don't book without a proper viewing. At minimum an hour in the space. With the DoP or sound recordist if I can get them. The clap test, the walk-around, the conversation with the studio manager about power load and rigging certification. For productions over £15k in total budget, I'll typically bring the gaffer as well — because the gaffer will spot things neither I nor the DoP will think to check, like which direction the rigging rails run relative to the talent position, or whether the grid can take the weight distribution of a three-fixture overhead array.

Rates for production-grade video studios in London in 2026 run from around £90/hr in Deptford and South Bermondsey up to £250+/hr for purpose-built stages in Wapping or East Shepperton. Day rates for commercial-grade spaces with proper rigging, acoustic treatment and three-phase tend to start around £900 and hit £2,500 for the larger stages. Those numbers include the space only — crew, kit hire and catering are separate.

The studios worth paying a premium for aren't the ones with the best-looking Instagram page. They're the ones where the manager answers your spec questions immediately, without having to check with anyone, because they know the building inside out. That confidence in answering is itself a useful signal.

Where I search first

For production-grade work I go direct — email or phone, specific questions about power supply, rigging documentation, acoustic treatment and internet connectivity. Platforms like Peerspace have inventory (they take 20% from hosts on each booking) and some of the listings are well-specified. But the production studios that really know their audience mostly run their own direct booking and maintain proper spec sheets.
