Croydon comes up early in south London studio searches and gets immediately discarded by most photographers who were expecting something in the SE1–SE22 belt. It's outside Zone 2. The creative photography scene isn't concentrated here the way it is around Peckham Rye or Bermondsey. And the word 'Croydon' carries a specific weight in London's cultural geography that doesn't immediately suggest 'serious production space.'

But I've been shooting in CR0, SE19, and the outer south London belt for two years now. And here's what I know: the studio rates are 20–30% below Peckham equivalents, parking is dramatically less stressful, and a few of the spaces here have floor areas and ceiling heights that would cost twice the daily rate if they were in E2.

The case for Croydon, honestly

East Croydon is 15 minutes from London Bridge by Thameslink. 18 minutes to St Pancras. On the right day, better transport links to Central London than Hackney Wick — which requires the Overground, two changes, and a walk from the station that adds 20 minutes to every journey. For talent and crew coming from West or North London, the East Croydon rail connection is often the faster route.

The London Overground extension to Croydon has made the Crystal Palace and Anerley areas more accessible over the past few years. SE19 — Crystal Palace — sits on a ridge with genuinely attractive Victorian commercial buildings and a few converted church and school spaces that have found second lives as studio and creative hire venues. The light in some of these spaces is exceptional: high ceilings, large south and west-facing windows in buildings that predate the surrounding development.

Croydon town centre itself is in the middle of a decade-long regeneration that has produced a mixed bag of creative spaces. Some are in the new build commercial zones that feel interchangeable with any other UK city regeneration scheme. Some are in the surviving older commercial fabric and are genuinely interesting production spaces.

What you'll find in CR0

The Boxpark Croydon development brought a concentration of creative activity to the town centre area, and some adjacent units have followed suit. These tend to be content-creator-oriented spaces — stylised interiors, good natural light from large windows, Boho-adjacent aesthetics — rather than production studios with serious power infrastructure and drive-in loading.

For heavier production work — cycloramas, large floor areas, 3-phase power — the outer CR0 zone along the industrial and commercial belts towards Beddington and Purley is more useful. Less atmospheric. More functional. The ceiling heights in some of the older industrial units in this area are significant — 4.5m and above — which makes them viable for car photography and large-set builds that would be impossible in the smaller studio units that dominate the inner London market.

Rates in the CR0 area for a proper production studio with 150+ sqm and adequate power run roughly £350–550 per day for a full booking. That's noticeably competitive against equivalent floor areas in Peckham (£500–750), Bermondsey (£600–900), or Hackney (£550–800+). The saving over a five-day catalogue shoot is real money.

Crystal Palace and SE19

Crystal Palace is a different mood from Croydon town centre. It's a hill-top area with a strong independent creative community, gallery spaces, and — buried in the local knowledge — a small number of genuinely useful photography hire venues that don't push themselves particularly hard on the main platforms.

The spaces here tend to be on the smaller side — 50–80 sqm is common, often within converted Victorian buildings — but the light quality can be very good. The area sits above much of south London's urban density, which means less obstructed sky light and, in the right buildings, real north or northeast facing windows without the light being blocked by the building opposite.

For portrait and lifestyle work where space requirements are modest and light quality is the priority, SE19 is genuinely worth investigating. The problem is discoverability — many of these spaces aren't on Peerspace or Giggster and rely on local networks or specialist directories to find bookings. It's worth casting a wider search net.

Thornton Heath and the outer belt

Thornton Heath — CR7 postcode — is the less-talked-about part of this market. Primarily residential, but with a commercial strip that has a handful of available studio and hire spaces. Tram links to the rest of Croydon and Wimbledon. Cheaper than anywhere in SE. If budget is the absolute primary driver and the brief doesn't require a specific aesthetic, this is the far end of the value spectrum.

The Streatham corridor — SW16, moving towards Norbury — is similar territory. Some useful spaces exist here, primarily for smaller content creation and portrait work rather than heavy production. The rental car hire studios in this area occasionally convert to photography use — that's where you find large floor areas at surprisingly competitive rates, if you're willing to look.

Parking and van access

This is the genuinely useful difference between shooting in outer south London versus inner east London for anyone travelling with a vehicle. East Croydon has a multi-storey car park next to the station where a long wheelbase van will cost about the same per day as 40 minutes of central London parking. The industrial zone studios in the outer CR0 belt typically have either on-site parking or inexpensive adjacent lots.

No red routes in the industrial areas. No double-yellow-line arguments at 7am with a kit bag in each hand. Loading dock access in some of the larger units is designed for actual commercial use, not retrofitted into a building that was originally designed for something else.

For a full-day shoot with a crew of four and a van of kit, the practical loading and parking difference between Croydon and Shoreditch is worth about 30 minutes of stress and £40–60 in parking cost. Over a week-long production, those numbers add up.

What the daylight situation looks like

Outer south London gets better natural light than inner east London in one specific way: the development density is lower, so the sky is less obstructed. A studio with northeasterly facing windows in Crystal Palace may genuinely get cleaner, more consistent daylight than a technically north-facing window in an E3 studio that has a six-storey residential development 15 metres from the glass.

That said, the outer south London market doesn't have the concentration of purpose-built daylight studios that East London has developed over the past decade. What you find is often a space with good windows rather than a studio designed around the light from the beginning. The distinction matters if the light quality is the core of your brief.

Platform presence and direct booking

The outer south London market is less well-represented on Peerspace and Giggster than the inner East and South London zones. More of the better spaces are found through local creative networks, direct web search, and UK-focused studio directories.

That's an inconvenience at the search stage but often an advantage once you've found a space. Studios that aren't platform-dependent tend to have more flexible pricing and terms. Giggster charges hosts 19% commission; when that's not in the pricing equation, the saving goes somewhere — sometimes to the studio, sometimes to the client. Worth having the direct conversation.
