The moment a client mentions a crew of eight and a Transit full of kit, I start thinking about parking. Specifically, I start thinking about avoiding it — the kind of parking situation that turns a productive 8am call time into a 45-minute block-circling exercise before anyone's set up a light stand.

That's usually when I mention Hertfordshire.

It's not the flashiest sell. Watford doesn't show up in mood boards the way Hackney Wick or Peckham do. But if you're running a shoot that needs van access, a decent floor area, and a rate that doesn't eat your entire equipment budget, the M1 corridor north of London has been quietly useful for years and most photographers still haven't noticed.

Why Hertfordshire actually makes sense

Let's start with the obvious: it's 20–30 minutes by rail from Euston to Watford Junction. On a Sunday morning with a kit bag, that's genuinely faster than tube-hopping from the wrong end of the Central line. From North London — Highbury, Islington, Finsbury Park — the train is the right call every time.

By road, the M1 junction 5 to 7 corridor covers most of the studio options worth knowing about. Free or cheap parking is standard here. Multi-storey nonsense is not. And if you're running a shoot that involves a three-tonne lighting truck or a car for automotive photography, the loading logistics simply work in a way they often don't inside the M25.

The rates reflect the postcode. For comparable floor area, you're looking at roughly 20–35% below what you'd pay in Shoreditch or Hackney — not a marginal saving when you're booking a full day.

Borehamwood and the Elstree connection

Most photographers who've worked in Hertfordshire's studio market end up in the Borehamwood area sooner or later. The town sits just inside the M25, WD6 postcode, and it has genuine film and television production infrastructure going back decades — Elstree Studios has been operating since the 1920s, and the surrounding area developed production support businesses around it.

That heritage matters for one specific reason: studios in this area are genuinely built for production use. Not converted warehouses with inadequate power circuits and a white wall someone stuck up last year. Proper sound stages, 3-phase power where it's actually needed, loading bays that fit a long-wheelbase Transit. The full-size stages at Elstree are film-budget territory, but there are smaller hire spaces nearby that benefit from the same infrastructure thinking.

Worth a look if your brief involves any kind of continuous lighting rig — the power availability here is typically solid, unlike a few of the more recently opened studios I've seen in outer east London where someone's put a cyc in a unit without upgrading the consumer-grade ring main.

Watford and the A405 belt

Watford itself has a mix of studio and production spaces, mostly sitting in the industrial estates along the A405 and around the Croxley Business Park. The tone here is more functional than fashionable, which suits certain briefs perfectly. E-commerce, product shoots, food photography, corporate talking-head video — these all work fine in a well-equipped room that doesn't spend money on exposed brickwork and a neon sign.

Rates in the Watford area typically come in around £60–95 per hour for a well-spec'd daylight or hybrid room, with half-day rates often structured around 4-hour blocks. Full-day rates (8–10 hours) tend to fall in the £480–750 range depending on what's included. These aren't especially cheap compared to, say, Bradford at £41/hr — but they're competitive for anyone London-based who doesn't want to add two hours of travel each way.

The W-Mart and Croxley area industrial zones are worth scouting if you haven't already. They're not glamorous, but a few of the units there have been fitted out properly. The parking situation at both is genuinely stress-free.

St Albans and Hemel Hempstead

St Albans is more of a residential city and the studio market is thinner, but it occasionally turns up interesting spaces — sometimes in converted agricultural buildings around the city outskirts, sometimes in older commercial units. If your brief is lifestyle or home-environment work, a converted barn or farmhouse studio here can actually be the right answer. The light in a well-positioned rural space north of St Albans can be extraordinary.

Hemel Hempstead is a different animal. Industrial estate territory, M1 junction 8 access, and some fairly large available units. For car photography or large-set builds, it's worth checking what's available here. The ceiling heights in some of the older industrial units are genuinely usable — 5m+ isn't unusual. Car photography ideally wants 4.5m minimum to avoid the compression effect you get when you're shooting a profile and the ceiling feels like it's sitting on the roof of the vehicle.

The Apsley and Hemel industrial estates have hosted production work for years. Most isn't listed anywhere obvious — it comes via word of mouth or production manager networks. That's changing slowly as more spaces start appearing on booking platforms.

What the brief needs to look like

Hertfordshire studios make most sense for briefs where you need a lot of square footage, van access, or overnight kit storage. The pure daylight brief — natural north-facing light, that painter's studio quality — is better served in London or in parts of the home counties that have rural conversion spaces. Hertfordshire tends more towards the controlled hybrid: good blackout, reasonable daylight option, solid power.

Power is worth checking before you commit. Most studios in the area will run a 100-amp 3-phase board if they're set up for production use. If you're planning to run an Arri SkyPanel rig alongside an HMI or two Aputure 600d units, that 3-phase availability matters. A standard 13A ring main is going to get you in trouble fast.

Some studios in this area offer overnight kit storage as part of a day booking, which is useful if you're running a multi-day catalogue shoot and don't want to load and unload the same C-stands every morning. Not common in inner London. Here, it's more often available because the studios have the floor space to accommodate it.

Getting talent and crew there

One objection I hear from London photographers is talent access. Models and hair-and-makeup teams that work Central and East London. Getting them to Watford is another conversation. Fair enough for a one-off editorial day — but for commercial briefs where you've booked crew a week out, the Watford Junction train takes 20 minutes from Euston and runs every 10–15 minutes during the morning. Most London-based crew will make that journey without complaint once you've had it confirmed in writing.

The Borehamwood area is 20 minutes from St Pancras by car in the right traffic window, which for a 7:30am call time is usually workable. The problem hour is 8:30–9:30am on the A41. If you're sending a van and crew separately, stagger it by 45 minutes and it mostly resolves itself.

Platform vs direct in Hertfordshire

Peerspace and Giggster list some spaces in the area, but Hertfordshire's studio market has historically been more direct-booking than London's platform market. Many of the better-equipped rooms are found through local production networks, via listings on specialist UK directories, or through word of mouth from other photographers who've shot there.

The upside of direct bookings is obvious — Giggster takes 19% from hosts, which means either you pay more or the studio prices to absorb it. A direct relationship often means a more flexible rate conversation, especially if you're looking at repeat bookings or multi-day work.

For a half-day studio booking in the £300–400 range, saving 19% in platform fees by booking direct is worth the five minutes of conversation. Studios here are generally set up for it.

What I'd actually spec for the area

Minimum floor area for most e-comm or product work: 100 sqm, preferably more. If you're shooting anything larger than tabletop, 150+ sqm gives you the breathing room to run two setups simultaneously — one being lit while the other is cleared. That kind of efficiency is often the difference between finishing at 5pm and finishing at 8pm.

Ceiling: 3.5m is usable for most fashion and product work. 4m+ if you're doing any kind of over-head rig, boom work, or anything involving standing talent with a hair-and-makeup team and you need to get above the subject with a Profoto Pro-11 on a C-stand. For car work, see 4.5m as the hard minimum and look at the Hemel area units for anything above 5m.

Backdrop options: seamless paper rolls (2.72m wide, standard) are typically available or you bring your own. A few of the better Hertfordshire studios have proper roller systems with multiple colour options. It's worth asking — some charge separately for colour changes, others include it in the day rate.

Loading: ask specifically whether there's a level-access loading door or a step. A step sounds trivial until you're moving a C-stand bag, a lighting case, and a kit bag at 7am on your own. Level access is worth paying the extra £50/day for every time.

When Hertfordshire doesn't work

If your whole crew is South London based and talent is coming from Brixton. Obviously. And if the brief requires any kind of real environment — a café, a pub, a period domestic setting — a studio is the wrong answer anyway and Hertfordshire won't save you.

For pure daylight portrait or lifestyle work with a strong north-facing window brief, I'd look at specific rural or conversion studios in Buckinghamshire or the Chilterns rather than the industrial estate options the Hertfordshire market tends to offer.

But for a commercial product or e-comm day where budget, parking, and power spec matter more than the postcode, Hertfordshire makes a solid case for itself. I've recommended it to three different clients this year and heard zero complaints after the day.

Search the UK studio directory at creativestudiohire.com to find spaces in Hertfordshire and across the M1 and A1 corridors north of London.
